The same applies to . Once upon a time, high house prices were an indicator of how much people were earning on average. But since the media celebrated rising house prices, high house prices became a target, and now nobody who needs a house can afford one because they're all bought by rich people on the expectation that governments will artificially increase the prices so they can sell at a profit to other rich people who are thinking the same thing.

What's the biggest component of inflation in Australia at the moment? Housing.

(Groceries follow close behind.)

Here's an interesting breakdown from Alan Kohler on the ABC:

House prices in the EU have suffered their first quarterly fall since 2015, as rising borrowing costs bring an end to an almost decade-long boom in residential property markets.

Eurostat said on Tuesday that house prices dropped 1.5% in the final three months of 2022 after declines in 15 of the bloc’s 27 member countries. The biggest declines were in Denmark and Germany, where house prices fell 6.5% and 5% respectively.

Some : have come down. They're only down slightly, but still, this is an actual reduction, and not merely a reduction in the rate of increase. For now at least, the first derivative of price with respect to time is negative.

Someone on Facebook painted a scenario that if the condition for renting out are getting more strict landlords could stop renting out and selling their houses.

Can someone explain to me what the threat is in that if we keep vultures of the property market? I really don't understand why it was meant as a threat.

Developers in Britain seem to be no different to Irish ones and blame rising house prices on the planning process, materials and labour costs but this academic study refutes that. Their finding is that the price rises are primarily down to increased profits. It would be interesting to see a similar study done here.

"In December 2022, 40 years since the creation of the Halifax HPI, average house prices had grown 974% to £281,272 and Bank Base Rate sat at 3.5%. While the cost of buying a home was at its lowest when the Index began, looking over the past four decades, prices peaked in August 2022 at £293,992."
