两天的Plumbing + 税 花了5k,本来租客要求工作日做的,但Plumbing 师傅说他们工作排太满,如果要工作日做就要等工期,所以和租客商量减了一些这个月的租金,用周末做了,今天安排的检查。
电工师傅的活做完了,给我email 发了一个certificate,但是水工师傅要下周才有空。

Accessory dwelling units are one of California's big housing success stories - in LA, one out of five new homes is an #ADU.
More state laws are proposed to open up homeownership opportunities and make it easier and faster to get permits.
Currently, ADUs are required to be rentals. However, many homeowners don't want the hassle of being a landlord. Assemblymember Phil Ting from San Francisco has a bill #AB1033 would allow ADUs to be sold separately.
Community land trusts have also been building ADUs to increase the number of affordable homes on their land. #AB671 from San Diego area Assemblymember Chris Ward would allow CLTs to build ADUs & junior ADUs & sell them to separate homeowners, creating new homeownership opportunities. CLT homes are typically sold at low cost with the restriction that when the buyer sells, it also has to be at a cost affordable to low income households.

Good to see building preservation combined with new units.
I have very mixed feelings about our City's new #ADU Fast Track Program.
On one hand, it offers design solutions to a greater swathe of the population that ordinarily could not afford design services.
On the other, it presents #architecture as a product, uncustomized to your needs and deflates the architect's role (and potential earnings/value) further. The firms who were approved (let alone those that were not) provided these designs at risk and only benefit by volume sales to the public.
