Our annual parade is my favorite town gathering of the year. And today was special for us as it was the first time our daughters marched in the parade with the Centaurus High School Band!

I also got to chat with Congressman Joe Neguse and thank him for his hard work and support of . Neguse is a great person who just puts his head down and does fantastic work for us. I'm proud to have him representing us.

More trail connections between Aquarius trailhead, Empire/42, Dillon Rd, and Stearns Lake trailhead are under construction.

That’s been a road only connection on my lunch gravel loop until now.

Marshall fire victims protested green building codes as too expensive. Now a majority are voluntarily adopting them.
Most people so far approved to rebuild in Louisville and Superior are choosing more energy efficient homes (they’re still uninderinsured, but stretching budgets for more energy-efficient, comfortable homes)

Good news: the cities did the best they could and went beyond.

The bad news: carcinogens were still present in Superior/Louisville’s water after they turned the water back on and lifted boil order.

We found this amazing little mixer yesterday in Louisville, CO. It's a blackberry habanero juice, just waiting for sparkling water (for a mocktail) or tequila and orange liquor (for a margarita). Highly recommend!

This is an infill development of a currently unbuilt lot.

And that's a wrap for 2022 planning in a year which saw the city and its finances severely hit by related planning and building safety and related code issues.

It will be interesting to see if the city gets all the state and Federal/FEMA money that's been promised, 2025 will be an interesting budget year either way.

This is a redo of a 2019 approval that adds density, removes underground parking. These buildings will have an unrestricted view of the Flatirons forever, so why not add more?

Latest economic news from the city's economic vitality committee includes the news that two large commercial lots are up for sale.

1. The Shamrock gas station/building, corner of Pine/Front Streets. The packet has relators glowing report on the property but fails to mention given the age of the gas station it would likely need a massive cleanup underground before any serious construction could start.

The city should but won't require the developer to put money in escrow or a convertible bond until the complete development is finished.

Finally, at past development approvals the developer has always said he would be moving his company to the commercial building. That promise has evaporated.

Also, have received approval to build this development twice before, this time the developer is re-platting the lot into 3x separate lots.

Their explanation for this is that the lots will be developed and managed separately. The risk is, once approval is in place for 3x legally separate lots, there is absolutely nothing the city can do can enforce the development. New owners can come back and apply for an entirely different development on each lot, including the commercial lot.

The will be a massive amount of flat roof space once these are built. It's extremely unlikely that the owners will add solar due to the mixed occupancy and multi-family nature of the buildings.

The builder however could/should have put solar on all the roofs and fitted out the buildings with wiring and invertors and priced them into the sale price of the building. It's a massive fail not to do this.

This is disappointing local journalism. The builder had planned this since 2009, and has been before the Planning Commission and City Council 2x before, each time reducing density.

This time they've replaced condos with town homes. It was passed by the Planning Commission but doesn't mention any of the city comments.

For example, these buildings don't have to meet the latest IECC building codes as they are commercial and multi-family.
