Building regs make it impossible to convert empty offices into #housing. This is the zoning regs I am talking about.

As far as "real taxes," they do pay taxes, but taxes on wrong thing. Property taxes PUNISH developers by charging them more when...drumroll please...build housing.

A land value tax (#lvt) punishes land used unproductively...like for parking lots, golf courses, and idle speculation. More housing will be built.

The government can try to build houses all it wants, but unless you having zoning and tax reform, it could never be affordable, even if sold "at cost." California is finding this out the hard way right now....

Rent control and public housing have a poor track record.

The best and easiest solutions are to implement a land value tax and ease zoning restrictions that prevent the construction of new homes.

#Housing is a supply and demand problem, increasing the supply will lower the cost.

#LVT #AGR is the only plausible means by which human #civilization will survive this century.

It is the only plausible means by which we can reduce the waste of #transportation and #HVAC consumption, at all.

We must eliminate #consumption wherever and whenever possible, beginning with useless #transport and wasteful #heating and #cooling of buildings which do not use space and volume efficiently. We must eliminate most single-family residential structures and most private motor #vehicles.

There is quite simply no #technology, or even array of technologies, that will plausibly permit a more than doubling of current #consumption in a manner which is survivable, let alone #sustainable.

Our problem is not that we are using the wrong kinds of technology. Our problem is that we use technology to substitute for the #wisdom of better #design.

No #climate action plan that does not begin with Land Value Tax (or Annual Ground Rent, if you prefer) is worth rational consideration. #LVT #AGR
