I think part of the reason it becomes "theme parks for rich people" is because they're so rare. It's something that many desire so in essence sadly that also means that rich people get first served. This is the same with any type of limited commodity and a separate argument.
I don't think the solution is to avoid it but rather, implement it in as many places as possible and build towards it becoming the norm and as such eventually become affordable for everyone.
Making housing affordable is a big beast that is difficult so solve and I don't have any answers for you there but it's a separate argument that doesn't have to involve mixed housing being bad. Rather you could have initiatives which there are in Sweden where housing rents are regulated markets, limiting how much it's allowed to charge for them. This would probably be really difficult to implement in the US.

I disagree. I don't think it can be generalized that it is "crap" but rather it's crap when it's not regulated "properly".
Allowing the ground level of multi-story buildings to be commercial helps everyone, makes shopping close and convenient and allows cozy "third places". Allowing them to take up whole buildings however which include large parking lots is absolutely terrible - which I agree with.
The problem isn't the concept itself, but how it's implemented through bad/good regulation.
